{"id":24810,"date":"2025-12-11T10:30:23","date_gmt":"2025-12-11T09:30:23","guid":{"rendered":"https:\/\/capesterelascape.fr\/?post_type=information&#038;p=24810"},"modified":"2025-12-11T13:53:36","modified_gmt":"2025-12-11T12:53:36","slug":"enjeux-de-lag-extraordinaire-du-13-decembre-2026","status":"publish","type":"information","link":"https:\/\/capesterelascape.fr\/en\/house-owner-area\/informations-proprietaires\/enjeux-de-lag-extraordinaire-du-13-decembre-2026\/","title":{"rendered":"Enjeux de l\u2019AG extraordinaire du 13 d\u00e9cembre 2025 :"},"content":{"rendered":"\n<h2 class=\"wp-block-heading\">D\u00e9cisions qui nous concernent tous !<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\"><br><br>Cet appel de fond correspond \u00e0 des factures non budg\u00e9tis\u00e9es r\u00e9gl\u00e9es par l\u2019ASCAPE dans les exercices pr\u00e9c\u00e9dents. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\">Cette reddition, si elle n\u2019est pas valid\u00e9e aura pour cons\u00e9quence de g\u00e9n\u00e9rer un manque de tr\u00e9sorerie \u00e0 hauteur de 285.000 \u20ac, indispensable pour le bon fonctionnement de notre village.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\"><br>Il n\u2019y a pas de risque imminant de mise sous tutelle administrative aujourd\u2019hui. Le recouvrement des copros en retard de paiement que nous avons entam\u00e9 et l\u2019approbation des comptes 2024, nous permettrons de retrouver une situation financi\u00e8re saine. Nous avons encore notre destin entre nos mains.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\"><br>En revanche un manque de tr\u00e9sorerie, impliquerait une cessation de paiement et tr\u00e8s vite une mise sous tutelle. Dans ce cas, un juge nommera un administrateur judiciaire qui fera un \u00e9tat financier de notre ASL et lancera un appel de fond pour recouvrir les dettes.<br>A l\u2019instar d\u2019anciens villages Pierre et Vacances ayant connu cette situation, il supprimera les services propos\u00e9s par l\u2019ASCAPE (petit train, animation, s\u00e9curit\u00e9, golf, voirie\u2026), an\u00e9antissant l\u2019attractivit\u00e9 touristique et r\u00e9duisant la valeur immobili\u00e8re du village tout en facturant ces interventions au prix fort.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\"><br>En responsabilit\u00e9 nous avons d\u00e9j\u00e0 stopp\u00e9 tous les travaux pr\u00e9vus pour cet hiver (piscines, cl\u00f4ture contre les sangliers, divers travaux de voiries et d\u2019espace vert et mise en s\u00e9curit\u00e9 de l\u2019aire de jeux enfants), cela ne suffira pas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\"><br>Nous n\u2019avons pas reconduit pour l\u2019instant les contrats prestataires arriv\u00e9s \u00e0 \u00e9ch\u00e9ances (golf, piscine et petit train).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\"><br>CAP ESTEREL demeure l\u2019un des rares sites \u00e0 avoir su tourner la page d\u2019une gestion de Pierre et Vacances avec succ\u00e8s. Pour cela je remercie tous ceux et celles qui ont \u0153uvr\u00e9s b\u00e9n\u00e9volement pour l\u2019ASCAPE. La tache a \u00e9t\u00e9 difficile, certes des erreurs ont \u00e9t\u00e9 commises, mais elles ne sont pas fatales et sont en passe d\u2019\u00eatre corrig\u00e9es. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\">Notre village continue d\u2019attirer les touristes, l\u2019immobilier y reste dynamique et les ventes d\u2019appartements ou villas se portent bien. Toutefois, la gestion quotidienne de notre association l\u2019ASCAPE, s\u2019av\u00e8re de plus en plus complexe. La reprise de l\u2019ensemble des \u00e9quipements a repr\u00e9sent\u00e9 un d\u00e9fi consid\u00e9rable, et il est clair qu\u2019un syndicat compos\u00e9 de 13 b\u00e9n\u00e9voles ne suffit plus \u00e0 r\u00e9pondre aux enjeux actuels. G\u00e9rer une structure de l\u2019ampleur de l\u2019ASCAPE demande du temps, des comp\u00e9tences et une implication constante. Malgr\u00e9 la bonne volont\u00e9 de chacun, le b\u00e9n\u00e9volat atteint aujourd\u2019hui ses limites, et le rythme des sollicitations le montre bien. Certains d\u2019entre vous se sont impliqu\u00e9s lors de groupes de travail, d\u2019autres ont pris des initiatives pour am\u00e9liorer la vie du village ou r\u00e9pondre aux questions des copropri\u00e9taires. Je tiens \u00e0 remercier chaleureusement tous ceux qui, de pr\u00e8s ou de loin, ont apport\u00e9 leur \u00e9nergie et leur temps, m\u00eame dans des contextes parfois difficiles.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\"><br>Pour continuer \u00e0 faire grandir CAP ESTEREL et restaurer un climat de confiance, nous devons pr\u00e9parer la nomination d\u2019un professionnel sp\u00e9cialis\u00e9 dans la gestion d\u2019associations syndicales libres (ASL). Cette \u00e9volution est devenue in\u00e9vitable. Ce professionnel nous aidera \u00e0 structurer notre administration, \u00e0 fiabiliser les processus et \u00e0 soulager les b\u00e9n\u00e9voles, tout en permettant \u00e0 chacun de rester acteur des grandes d\u00e9cisions. Nous pourrons ainsi consacrer plus d\u2019\u00e9nergie aux projets d\u2019avenir et moins aux contraintes du quotidien. La reddition des comptes 2024 est une \u00e9tape essentielle de la vie de notre association : il s\u2019agit d\u2019un document qui pr\u00e9sente, de fa\u00e7on claire et d\u00e9taill\u00e9e, toutes les recettes et d\u00e9penses de l\u2019ann\u00e9e 2024. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\">Cette reddition a \u00e9t\u00e9 valid\u00e9e par un commissaire aux comptes, un expert ind\u00e9pendant et officier minist\u00e9riel. Sa mission est de garantir la sinc\u00e9rit\u00e9 et la conformit\u00e9 de nos comptes, d\u2019assurer \u00e0 chacun d\u2019entre vous que la gestion financi\u00e8re de l\u2019ASCAPE est men\u00e9e dans l\u2019int\u00e9r\u00eat collectif, sans zone d\u2019ombre.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"font-size:20px\"><br><strong>Nous avons toujours notre destin entre nos mains. L\u2019avenir de CAP ESTEREL d\u00e9pend de notre capacit\u00e9 \u00e0 agir ensemble, en conjuguant comp\u00e9tences professionnelles et esprit associatif.
